KS Resort (Kaset Sombun Resort) consists of 10 Bungalows 5 that are `poolside` and the other 5 are around the perimeter of the site. 8 of the 10 bungalows have king size beds, the other 2 have 2 singles in each.
All bungalows have been refurbished with a rewire, new air conditioning units, high speed fibre wi fi to each bungalow, cable tv with stations around the world, small fridges and keycards to control power usage. All have their own bathrooms with hot showers, toilet and sink.
The swimming pool is a new salt water set up with very good quality pumps shipped in from Germany and also the multi colour changing underwater LED lighting is from Germany as well. The swimming pool has a 10 year build guarantee with it.
By the pool we have ladies and gents changing rooms and toilets and also the Pump and electric room is situated next to the changing rooms. We also have approx 60 pool side seating and table area.
Next to the Pool is Manny`s Sports bar and restaurant., The main bar area has seating for approx 50 but there is plenty of room for more. We also have a competition standard slate bed 7ft pool table with Simonis Competition Cloth from Belgium and Aramith Pool Balls. We have a full Darts set up with Unicorn Darts products. The bar is fully stocked wtih local and imports beers and spirits, and we believe to be one of the best stocked bars in NE Thailand (or so we have been told numerous times!!) The whole bar is LED lit and we also have an LED multi coloured light show recessed in to the ceiling. This looks VERY impressive for partys We have 2 sound systems in the bar area, One being for just chilled out back ground music and the other being 4800W `party system` with speakers to match, along side a 65 inch TV for the sports event the locals enjoy watching…….. The Bar rocks!!!!!
Coming into the bar thru the main entrance and turning left you enter the 54 seater Restaurant/conference/meeting room and also can be used as Karaoke party room. There is another 65inch TV in here along with an identical large sound system plus 2 HUGE subwoofers. This sound system is on the next level!!!!
To keep our electricity costs VERY reasonable, and in fact comparable to a private house, we have install a large 10Kw solar plant on the roof of the bar and restaurant, EVERYTHING is run off this system, and during high season when fully booked, less than 2 nights accommodation and food pays for the entire resorts electricity bill for the month!!!! We also have our own bore well with an additional solar pump and filter. The water bills are minimal and a round of beers with a couple of friends costs more!
The business also come with its own premium domain which has a good 4 figure value on its own. along with a very expat orientated Facebook page. Both are included in the sale.
Also on site is our own large 3 or 4 bedroom house with 2 bathroom, lounge area, and reception, the resort commercial kitchen has been extended on to the house so that all the cooking is done in just one area.
There is a 20 space customer car park, plus seperate motorbike parking and also 2 under cover spaces at the house.
We have the latest HD CCTV system with 8 cameras around site that can be controlled and viewed on any smart phone.
We have recently built a large `animal enclosure` for our Maine Coon and Persian Cats to be safe and play as they want without upsetting any guests.
Even thru covid times we have been constantly turning over 250k thb plus a month, (complete with books to show) (approx 6500 to 7000GBP) with some weekends having in excess of 150 customers for food drink and swimming, These figures we expect to get close to double that once the world returns to some form of normailty,
